How to rent a flat or a room in Poland safely?
The Internet is full of advertising portals with attractive rooms or apartments for rent at a great price, but this doesn’t mean that large Polish cities are places where it is easy to find a place to live peacefully. Especially foreigners who come to Poland to study or to work are exposed to fraud and disappointment. How to avoid it?
Firstly, you should specify the city in which you are looking for an apartment. You can easily find on the Internet a lot rental offers in every major city - try typing "flat for rent for a student in Gdansk" or "renting a room in Warsaw" in your engine. The choice of the apartment in which you wish to live, depends only on your needs, expectations and financial possibilities. Secondly, when choosing a flat or a room, it is worth focusing on a few more important aspects, which we write about below. If you remember this piece of advice, then every room for student in Gdansk or an apartment in another city will become an ideal place to live.
A good apartment is one where you will spend comfortably and pleasantly. It is also important that you have easy commute to work or to college. These are matters that you can check to a large extent already at the stage of browsing ads. Those with very general address details such as "near a metro station" may be on poorly connected peripherals. Not every room for rent in Warsaw is in a good location, where you can easily commute to the downtown. Before you go to see the apartment, check the address, especially access to places that you will often visit. Be careful with ads without photos - your flat is probably neglected.
Remember that viewing the flat may not involve any fees. If someone wants money for showing an apartment or room or if they want an advance claiming that they have many takers and in this way you will have a better chance - give up. Such practices are unfair. Even if you rent a flat in this way, you may find that there are more unfair surprises.
You have the right to know from whom you rent an apartment or a room. It is important to have a contract with the owner, his representative or a company that has a contract with the owner. If you meet a private person who does not want to say or show documents confirming that he has the right to conclude a lease agreement, you may be talking to a fraudster who has already concluded ten such contracts with you that day, took advance payments - and will disappear immediately. A rental agency such as Room Rent have a contract with the owner of the apartment, which also guarantees your interests.
If your plan is to find a student room to rent in Warsaw (or any other flat in any other city) and someone wants to rent it without a contract — run away. An agreement is not an unnecessary formality. It is a document in which all the most important things for you must be described, mainly regarding payments, terms and conditions. Make sure that all important matters for you are included in it. If you are a foreigner and do not speak Polish, no one can expect from you that you will sign a contract that you do not understand without consulting someone you trust. You have the right to get the contract earlier, translate it, consult with someone close.
If you are coming to Poland from another country, you probably do not have furniture or furnishings with you. You probably don't feel like starting a new city with big shopping. Ask for equipment before you rent a room or flat. It may turn out that the moment you watch the flat, it is full of your predecessors' things, and you move into a room where there will not even be a bed, let alone bedding. It is convenient to rent a room furnished and equipped so as not to have unnecessary large expenses in a new place.
Fees, rent, deposit - before you rent a room or flat, you need to know how much it will cost you monthly. Sometimes ads attract an attractive amount, and then it turns out that you have to pay much more, because there are bills that no one has warned you about. Before you decide to rent, ask what the billing issue looks like, how much you will pay monthly and for what. It is important that the payment dates are also specified. Talk about the deposit and related rules. Do not be afraid of renting with a deposit - it protects the interests of the owner of the apartment, but also yours. If for some reason something gets damaged during your apartment, you won't have to wonder where to get the money to cover the damage. Talk about damage and problems: you need to know who the repair will belong to, if, for example, the washing machine breaks down or who cares about the technical condition of the apartment. You may find that you have to deal with everything yourself. This usually happens when you rent from a private person - the owner will care about his own great peace, not yours.
When looking for a place to live in a new city, it's worth relying on the help of friends or companies that operate in an open and professional way. If you can't count on the help of a trusted person, choose a form that will guarantee you clear rules of cooperation, clear payments, and a comprehensive contract. In Poland, the largest and therefore the most dangerous is the rental market in Warsaw. This is where there are the most ads, but also people who are looking for the opportunity to earn naivety or ignorance of the language of people who just want to rent a flat and live peacefully. Other large cities such as Gdańsk, Wrocław and Poznań have a slightly smaller real estate market, but that doesn’t mean that there are less dishonest people or fictitious brokers. When looking for an apartment or a room - take care!
